Holland Park W11: Flagship Listed Residential Refurbishment

PROJECT OVERVIEW

SJ-BCE delivered complex and reactive builders’ works within a multi-million-pound refurbishment of a high-end listed residential property in Holland Park W11, Central London. The project demanded careful coordination, rapid responses and consistently high standards across a sensitive live environment.

THE CHALLENGE

Listed residential refurbishment requires more than good workmanship. Existing fabric, restricted access, design development and the sequencing of specialist trades all had to be managed without compromising safety, quality or the wider programme. Our team responded to changing site requirements while protecting completed finishes and maintaining disciplined control of dust, noise and access.

OUR SCOPE

The package included structural alterations and associated builders’ work, precision openings and penetrations for mechanical and electrical services, masonry and concrete works, drainage interfaces, floor and wall chasing, making good, specialist drilling and support to spa and high-specification interior areas. Works were coordinated closely with the principal contractor, consultants and specialist subcontractors.

SPECIALIST DELIVERY

SJ-BCE used professional Hilti systems for controlled drilling, cutting, chasing and dust extraction. Careful scanning and setting-out reduced risk around existing services and reinforcement. Tasks were planned around the needs of other trades, with responsive labour and supervision provided when programme-critical issues arose.

QUALITY, SAFETY AND PROTECTION

The property’s listed character and premium finishes required a meticulous approach. Work areas were protected, controlled and kept orderly. Method statements, site controls and communication were treated as essential parts of delivery—not paperwork added afterwards. Each operation was reviewed against its impact on the surrounding structure, completed work and project programme.

THE RESULT

Holland Park W11 became SJ-BCE’s largest project by turnover and our strongest demonstration of capability in demanding high-end residential refurbishment. It shows our ability to combine specialist technical work with flexibility, discretion and dependable day-to-day delivery in one of Central London’s most exacting residential environments.
